In 2026, the real estate landscape has shifted significantly. While it might be tempting to skip the commission to "save money," the data shows that For Sale By Owner (FSBO) listings in the current Mount Prospect market often end up netting less than those sold with a professional.

Here is why going FSBO could be a costly mistake this year:


1. The "Price Gap" is Real


Statistically, FSBO homes sell for significantly less than agent-assisted sales. In 2026, the median price for a FSBO sale was approximately $360,000, while agent-assisted sales reached a median of $425,000, an 18% difference. In Mount Prospect, where the median list price is currently $449,950, that 18% gap could mean leaving over $80,000 on the table.

Most FSBO sellers choose this route to avoid the 5–6% commission. However, 87% of buyers are still represented by an agent in 2026.
